Located on the outskirts of Ilkeston, Derbyshire, Willow Brook is a large, charming residential building with a rich local history servicing the nearby manor house, situated on a plot measuring just under 700m2.
Our client was looking to purchase this large 5-bedroom property for conversion into a children’s home and required an acquisition survey to ascertain its condition. Banks and mortgage providers often require condition reports to reflect the security of the asset with investors and purchasers requiring peace of mind for such a substantial investment.
We arrived at the property on a bright sunny day and were greeted by the current property owners who showed us around. We got to work externally and began photographing and recording construction details and building elements, noting areas of concern and of course, defective items.
The property incorporates an old stable which has been converted it into a large garage. The weathered, featured timbers had suffered from historic insect action. Internally, we went room by room detailing make up and condition of all visible internal elements.

On this occasion, the property was well looked after with no abhorrent defects. Minor water ingress issues along with some modernisation was required to bring the property back into a good state of repair.
